An iconic food and hospitality opportunity is about to be available at The Twelve Apostles, one of Australia’s globally iconic tourism sites, visited by over 2 million people each year.
The Twelve Apostles Precinct Redevelopment project is set to elevate the Great Ocean Road icon even further onto the world stage, creating an immersive and memorable visitor experience. Central to this transformation is the new Visitor Experience Centre (VEC), which will feature retail, exhibition spaces, F&B spaces, a rooftop lookout with breathtaking views and a Welcome Garden celebrating Eastern Maar cultural heritage.

Food and hospitality opportunity
The F&B opportunity at the VEC includes two permanent spaces and allowance for pop-up concept options during peak periods. The permanent facilities (warm shell) are a kiosk (55sqm) facing into the welcome garden; and the main F&B tenancy (421sqm) inside the VEC, proposed to be licenced and include an additional area for an alfresco deck. Food and hospitality on this scale will be new to the Twelve Apostles experience and will need to provide a high level of convenience, customer-centric service, and benchmark quality of food and beverage for a major tourist destination.

With construction started, Future Food are now seeking interest from food and beverage operators and hospitality groups eager to be part of a new and exciting chapter for the Twelve Apostles tourist destination. The VEC is scheduled for practical completion in late 2026 and warm shell handover no later than July 2026.
This Request for Tender will open on Friday 31 October 2025. Submissions for this landmark opportunity must be received by 5pm Friday 19 December 2025 (AEDT).
